The Granary is located outside Leadgate Co. Durham, in a countryside setting approximately half way between the City of Durham and Newcastle.

It is approximately 3/4 mile to the nearest shops in Leadgate and 700 yards to the nearest bus stop.

There is a steep hill to negotiate to get to both.

Bus services information will be given on request as and when needed.

The nearest station is 12 miles away in Durham

The nearest airport is 17 miles away on the outskirts of Newcastle.

Because of the situation of The Granary it is not really suitable unless guests have their own transport or are prepared to travel by taxi.

There are two single rooms with en suite bathrooms, and four double rooms with en suite shower rooms. Three of the double rooms are on the ground floor, the two single rooms are on the first floor and the final double is on the second floor.

Opening hours are flexible for arrival times and usually by arrangement.

Each guest is given a key to the room and a front door key, so they are able to come and go as they please.

On the last day of stay, a limit is set at 11.00 hrs. for leaving the room unless there are extenuating circumstances.

The Granary is situated just off the A692 Consett, Leadgate bypass, heading towards Gateshead. At the roundabout on the end of the bypass, take the Stoney Heap turn. The Granary is situated on this lane approximately 150 yards down on the right hand side. It is accessed via a 250 yard long block paved drive leading to the middle of three properties. (If lost, the reference point is the Jolly Drovers Pub which is situated on the previously mentioned roundabout). These directions are explained at time of booking.

On Arrival

There are two signs on the end of the Granary clearly visible from the car park saying entrance on the left and enquiries on the right.

The proprietor will meet you at this point and offer whatever assistance is suited to the needs of the client including help with luggage.

There is ample off road parking sufficient to service every room, with security being provided by C.C.T.V which covers all cars. Access to the property is via a slightly sloping walkway to the front door a distance of 30 yards. This area is well lit at night with external lighting by the entry door, and sensor operated lighting from the car parking area. At the front door, there is a small step over the bottom storm sill of the door leading to the hallway.

All internal doors are standard width.

Room three has a ramped access and a wheelchair accommodating entry which bypasses the main front door.

Registration is carried out by the proprietor once the guests have been shown to their rooms. At this point the keys are issued.

Public Areas

The public areas are well lit with both ceilings lights as well as a table lamp. This includes the foyer, stairs and entrances to rooms.

The whole area is fully carpeted with a non-slip door mat in situ.


Each bedroom is designated by a raised number on the door.
There are no changes of levels within any of the rooms.
All rooms are decorated in neutral colours.

This is accessed by an ascent of five steps and also by an external ramped access.

Bedrooms 4 and 5 Single First Floor
These two rooms are accessed by the main staircase, a flight of 10 steps.

There is one further step down to access these rooms

Bedroom 6 Double Second Floor
This room is accessed by a further flight of 7 steps.

En suite Facilities

All en suite facilities have tiled floors

The en suite facilities for rooms 1, 2, 3 and 6 are fitted with standard toilet, wash hand basin with pedestal and shower cubicles which have a 10 inch step for access. The shower cubicles in rooms 1,2and 3 have a hinged door for access. The shower cubicle in room 6 has a sliding door.

The en suite facilities for rooms 4 and 5 are fitted with standard toilet, wash hand basin with pedestal and standard bath.

Bedroom Facilities

All fittings are of standard height.

Facilities within each room consist of appropriate bed, double or single, wardrobe, chest of drawers, bedside or overhead lighting accessible from the bed, bedside table with clock, a small kitchenette area with kettle, toaster, fridge and microwave. There is an area in each room with seating where breakfast can be eaten. Bedroom 3 has a table with a clearance suitable for a standard wheelchair. The breakfast provided is continental, with the food selection being placed in the fridge for the guest to prepare as and when. Food preferences are obtained at the time of booking and any food allergies etc. discussed and catered for.

Floor coverings are either fitted carpet or solid oak flooring. There are no mats to minimise the risks of slips and trips.

Outside areas for guests

There is a grassed area beside the car parking area which is flat and easily accessible from the front door, a distance of 30 yard. There are folding chairs beside the front door for use outside

Smoking is only permitted outside the building, with small milk churns placed strategically for cigarette ends. If it is raining, there are two umbrellas just inside the front door.

Additional Information

Registration is carried out once the guest has been shown to their rooms and the keys for the room and the secure front door are issued.

Fire evacuation procedure is explained on arrival.

All upstairs rooms have a fire extinguisher.

The assembly point and fire drill are as per posted instructions.

There is a notice on the back of each door listing the proprietorís number for any problems whatsoever or any need for assistance together with emergency numbers that might be required.

There is an information folder in each room giving details of places to eat out, places to go, taxi numbers etc. there is also a brochure giving details of current events in the Durham area together with other useful information. If there are any questions relating to the information contained in those documents, the proprietor is only too happy to help.

Food preferences for breakfast are obtained prior to arrival, including any specific dietary problems.

Breakfast consists of choices of: - fruit juice, cereal, bread for toast and flavours of yoghurt. Fresh fruit is available according to the season

Assistance dogs are welcome and help will be given whenever needed.

The needs of any guest requiring assistance will be met by the proprietor who is just a phone call away
